  • Same sliding-scale access for renters and housing providers
  • Coaching, outreach, mediation, and referrals available as needed

Who is this for?

For Renters

Facing repairs, rent issues, deposits, lease violations, retaliation, communication breakdowns, or possible eviction?

Need help understanding your options before things escalate?

For Housing Providers

Dealing with nonpayment, lease issues, difficult communication, turnover risk, or a resident conflict?

Need a path that protects both your bottom line and your time?

Same process. Same pricing. Same professional neutrality.

HousingShield works with whoever comes through the door first. Whether we work with one or all parties, we remain impartial guides.

Housing problems are stressful — and the usual options often leave people stuck.

Many people end up caught between free-but-unavailable help and effective-but-expensive legal representation. Others are told to “just sue,” “just evict,” or “just move on” without ever comparing their actual options. Often legal options are the last resort, instead of what people really want.

Confusion

“I’ve read things online, but I still don’t know what applies to me.”

“I know something is wrong, but I’m not sure what to do next.”

“I just wish there were a way to solve problems, instead of fighting in court.”

Escalation

“We’ve tried talking and it’s going nowhere.”

“I don’t want this to spiral into court, turnover, or bigger losses.”

“It’s starting to feel like a lawyer is the next step.”

Cost & Risk

“Legal help is expensive, slow, or hard to access.”

“Doing nothing also has consequences.”

“I can use the force of law, but what’s the tradeoff?”

Having a serious legal issue doesn’t automatically tell you what you should do about it.

There are other ways to get what you want besides the law. Compare your options.

WHY START HERE

The Office of Options

Your first step is the Assessment Call — a focused, professional support session designed to help you understand where things stand and decide what makes the most sense next.

Information tells you the rule. HousingShield helps you figure out what to do with it.

What happens in the session

  • Assess issues, goals, resources
  • Relevant legal education
  • Option mapping
  • Risk and tradeoff discussion
  • Preliminary action planning
  • Tailored written action plan after the session

Assessment: Understand Your Options

Compare How they Fit Your Goals

Leave with a Plan

Sometimes the next step is more support from HousingShield. Sometimes it’s using your plan on your own. Sometimes it’s another service or resource.
The deciding factor? You.

Your goals. Your resources. Your options. Your plan. We guide, you decide.

Why isn’t the first session free?

Because this is not a disguised sales pitch. We want to help from the first minute of conversation — not spend your time gathering information for ourselves while giving you little in return.

We’re also not a nonprofit and do not receive grant funding to provide free services at scale. But we do care deeply about affordability, which is why we offer a values-based sliding scale rather than charging hundreds of dollars per hour.

Every Assessment Call Session is a real service

You leave with:

“Your HousingShield Action Plan”

At the end of your session, you receive a written action plan that may include:

Your goal
What you’re trying to accomplish

What we identified
The key issues affecting your situation

Options discussed
Only the options relevant to your circumstances and goals

Your next steps
1–5 concrete actions to take

Helpful resources
Relevant products, public resources, agencies, attorneys, DRCs, or other referrals if appropriate

Additional support options
If you want more help, we’ll show you what kind

Sometimes a conflict is resolved with a single session. Other times, the action plan becomes the foundation for coaching, outreach, or mediation.

REAL CASE. REAL ACTION.

See Sage’s Story

“Sage” had her hours slashed at work and fell behind on rent. Then she reached out to us. We resolved the issue in mediation 6 days later – it saved everyone $20k. This was her action plan after her first Assessment Call with us.

Goal: Secure a clear, comprehensive, and binding rent repayment plan to prevent eviction and stop the pattern of temporary bandaid solutions.

Issues:

  • Back rent due
  • Roommate can’t afford unit alone
  • Insufficient, unstable income
  • Trust: landlord has lost confidence in tenant’s ability to pay

Options:

  • Vacate the unit (pending relocation assistance and coordinated logistics)
  • Continue seeking landlord agreement with direct outreach
  • Request a neutral mediator contact the landlord and invite to mediation

Next Steps:

  • Mediator will invite landlord to mediation in writing with education materials to support decision
  • Arrange alternative housing as insurance, in case no agreement reached
  • Secure roommate’s consent to disclose info related to the matter

Resources:

  • Personal finance planner (template)

Additional Support Options:

  • Coaching session
  • Links and phone numbers for community resources (e.g. food pantry)

How HousingShield Works

1

Start with your options

Book an Assessment Call Session.

2

Get your plan

Understand your options, compare fit, and receive a tailored action plan.

3

Add support when needed

Optional support: coaching, neutral outreach, educational tools, or mediation prep.

4

Resolve the issue

Sometimes through direct action, sometimes through mediation, and sometimes through another appropriate path.

HousingShield is a Full-Spectrum Early Dispute Resolution system. That means we help before, during, and around mediation — not only when a conflict has already escalated.

Support Options After Your Session

Coaching

For people who want help preparing, organizing, thinking through strategy, improving communication, or getting ready for negotiation or mediation. If things have changed and you want to revisit goals, resources, and options, conflict coaching is perfect.

Neutral Outreach / De-Escalation

When authorized, we can contact the other party as a professional neutral to open a process, explore willingness, and invite constructive dialogue. The more we know about the situation, who’s involved, and what’s happened, the more we can start the conversation with shared interests and opportunities more likely to make sense.

Mediation

When both sides are willing, HousingShield can facilitate a structured conversation focused on realistic, workable solutions. Everything is confidential and everyone’s free to walk away if there’s no deal (so there’s no penalty for exploring).

Not every case needs every step. Some people only need a session and a plan. Others need more support. We help you choose what fits.

STANDARDS OF PRACTICE

Impartial by Design

HousingShield practitioners are professional neutrals. We do not serve as either party’s attorney or advocate.

A mediator facilitating a group conversation in a bright room

This neutrality allows us to

  • work with either side,
  • help people compare options without taking over their decisions,
  • and create opportunities for earlier, less destructive resolution.

You control what happens next

  • We do not contact the other party unless you authorize us to do so.
  • We do not share confidential information unless you authorize its disclosure.
  • Before outreach, we confirm what you want communicated.
  • If mediation later becomes appropriate, prior involvement is disclosed and either party may request another mediator.

Impartial ≠ Indifferent

Impartial does not mean we’re passive or we don’t care. We’re active and care deeply about helping people win together. But never force anything that doesn’t make sense or put a hand on the scale.

HousingShield’s proactive approach means helping people act before problems grow into more expensive legal disputes, because the earlier we act, the better the outcomes tend to be — no matter what people decide makes sense.

Practitioners Remain Impartial, Always

Prior involvement with one party does not automatically prevent the practitioner from serving impartially as mediator. We disclose that prior involvement so every participant can make an informed decision about whether they are comfortable proceeding with that mediator.

While we recommend one practitioner for speed, supporting Early Dispute Resolution and better outcomes, you can always choose otherwise.

For Renters

If you’re dealing with repairs, rent problems, deposits, retaliation, lease issues, or communication breakdowns, the first step is understanding your options in context.

A friend’s situation, a Google result, or a general rule may not tell you what makes sense in your case. We help you compare options based on your facts, goals, resources, and tolerance for risk.

  • Want to negotiate and stay?
  • Want to prepare for mediation?
  • Want to leave as smoothly as possible?
  • Want to understand whether legal help makes sense?

For Housing Providers

Housing problems are not only legal problems. They are also financial, operational, and relationship problems.

HousingShield helps providers compare options proactively — before positions harden and before legal action becomes the default.

  • Evaluate repayment vs enforcement
  • Compare turnover risk vs negotiated resolution
  • Manage communication breakdowns
  • Explore mediation before or alongside legal action
  • Protect provider interests while promoting stable outcomes

Advocates react. Neutrals can get ahead.

Attorneys are often essential when legal representation is needed. But HousingShield is designed to work upstream — helping providers evaluate which path makes the most sense before conflict becomes more expensive and destructive.

How This Works in Real Life

Deidra G., a HousingShield client

“Alec was so helpful… gave me the resources I needed to get out of a bad slumlord situation. I highly recommend this place.”

Deidra G.

Renter · Negotiated an early lease termination
Jeannie L., a housing provider and HousingShield client

“The mediation process was professional, respectful, and solution-focused… It reduced stress, saved time, and created space for cooperation instead of conflict.”

Jeannie L.

Housing Provider · Settled a dispute already in litigation

Renter

Deidra G.

How she started: Deidra was living in unsafe conditions, including no reliable hot water and serious habitability issues covered by local news. She had already contacted code enforcement, the situation was severe, and emotions were understandably high.

What we did: HousingShield assessed the situation, clarified her goals, explored both her interests and the likely interests of the landlord, and prepared her for a negotiated, graceful exit.

What she left with: She entered the conversation informed, calm, and prepared — and negotiated a fair early lease termination agreement.

Housing Provider

Jeannie L.

How she started: Jeannie, a housing provider, was involved in a dispute that had already escalated into litigation. The tenant had counsel, the matter involved domestic violence protections, and the court ordered mediation.

What we did: HousingShield mediated the dispute in a structured 4-hour session, helping everyone tell their story, clarify the timeline, identify shared interests, and focus on practical resolution.

What she left with: The matter settled. Jeannie later recognized the value of mediation being used earlier — before months of waiting, empty-unit losses, and deeper entrenchment.

Optional tools and resources

If you prefer to start with self-help resources — or want extra support before or after your session — HousingShield also offers practical educational tools.

Behind on rent, or facing a notice to vacate? Turn a pay-or-quit notice into a workable plan before it becomes an eviction filing.

When repair requests keep getting ignored, put it in writing, know your Texas remedies, and get the fix or a clean way out.

Moved out and the deposit never came back, or the landlord claimed damages you do not owe? Here is the path to recovering it.

Before it becomes a dispute, it is a conversation going badly. Get it back on track while the issue is still small.

These tools are designed to help you understand issues, organize information, and prepare more effectively. They are optional — not required.
